The newly opened Yamanto Village is the latest convenience Retail Centre to be built on Warwick Road in Yamanto. Yamanto Village is built adjacent to the Glades Tavern and Amberley District State School that accommodates approximately 720 primary school children. The centre is located close by Ripley Valley which is one of Australias largest growth areas set to house approximatly 120,000 people.
The property itself is 1.6 hectares in size and offers 1,999 m2 of retail space, a site cover (NLA / Site Area) of only 11%, to help ensure an abundance of car parking, ease of navigation and visitor friendly open space. The site enjoys over 150 metres of frontage to Warwick Road at the corner of Warwick Road and Leonard Street. This is a strategic juncture which will be controlled by a signalised four-way intersection. It is worthwhile noteing that Warwick Road is designated by Main Roads to eventually become a six lane arterial road.
Warwick Road has long been regarded as a high priority arterial road with major retailers such as Woolworths, McDonald’s, KFC, Hungry Jacks and ALDI already calling the strip home with Coles having pre-committed a nearby property. This busy thoroughfare will continue to grow and thrive as the residential development in the area continues to intensify.
Yamanto Village has already pre committed major national brands to the Retail Centre which will be anchored by the following tenants:
The pre committed tenant mix will be further embellished by the residual 1,200 m2 of retail space currently available with tenancy sizes ranging from 70 m2 up to a maximum of 848 m2. Proposed uses would include the following:
- Additional Food & Beverage options including – Fast Food, Restaurants and Cafes;
- Convenience Retail – Bottle Shop, Bakery, News Papers and Beauty;
- Services Retail & Commercial– Medical, Health and Well-being.
The centre has been methodically designed to promote a convenient shopping experience for customers. Potential food & beverage operators will enjoy large alfresco areas in front of each tenancy in addition to the excellent access to the centre from both Warwick Road & Leonard Street. Incorporated into the design is substantial amounts of car parking with approximately 130 car parks to be provided at grade.
